| Rent: |
The monthly rent is due at the Landlord's address in advance on or before the 1st day of each month. Time is of the essence. Rent payments must be made by either one check or cashiers check, or by multiple money orders submitted at the same time, regardless of the number of residents. Payments may not be made in cash. We will only accept payment from those whom
have signed the lease agreement, or their guarantors. If the rent is paid after the 5th day of the month, a late charge of $25.00 will be due, plus an additional charge of $3.00 per day for each
day thereafter until the rent is paid in full, all as additional rent. However, we reserve the right to refuse payment three days after we serve you with the demand for rent or possession as provided for in Florida Statutes. All late payments must be made by cashier's check or money order. If
your bank dishonors your check, you must pay us a service charge of $40.00 or 5% of the check amount, whichever is greater, plus any accrued late charges and all monies will be deemed
additional rent. If two of your rent checks are dishonored, you must pay future rent by cashier's check or money order. We are not required to redeposit a dishonored check. If the beginning
term commences on the 25th to the 31st day of the month, then you must pay the prorated rent
for those days along with the following months rent before you move in. However, if the beginning term commences on the 1st to 24th of a month, then you only must pay for the prorated rent for those days including the move-in date through the end of the first month, and then pay the following months rent on the 1st of the following month. You must pay to us any sales or other taxes, which are due. Any monies that you owe to us shall be deemed rent under this lease. All payments will first be applied to the oldest outstanding balance, if any.

| Late fees must be included with payment: |
| Payments submitted without late fees will be rejected. Nothing will be charged to your card or check, and late fees will continue to increase until full payment is submitted. The date and time will be recorded on every payment submission.
Your lease agreement reads as follows:
“Rent installments are due at the Landlord's address on or before the 1st day of each month. Rent must be paid via one check, money order or cashier’s check per resident. Time is of the essence. If the rent is received after 5:00 pm on the 3rd day of the month, a late charge of $50 will be due, plus an additional charge of $5 per day for each day thereafter, all to be deemed additional rent. We reserve the right to refuse any payment offered more than three days after you have been served with demand for rent or possession as provided for in Florida Statutes". After the 10th day of the month, only cashier’s checks or money orders will be accepted…If your rent checks are dishonored more than once, you must pay future rent by cashier's check or money order at management’s discretion.” (Electronic Checks are considered Checks) |
