Property Management, L.L.C., headquartered in Tallahassee,
Florida, with its "hands-on" fee management continues

Our President:
James
Sauls is President and Chief Executive Officer of Benchmark Property
Management, L.L.C., a fully disciplined real estate company. Benchmark
specializes in the management and marketing of multi-family and
single family real estate properties. Currently operating in Florida,
Georgia, Alabama, and South Carolina, Benchmark Property Management
is fully engaged in handling both existing and new development opportunities.
Benchmark Property Management is proud to provide quality services
to owners of investment properties and residents.
Prior to forming Benchmark
Property Management, James Sauls was Chief Financial Officer and
Vice-President of another property management company and was responsible
for the operation of over 2,500 units in the Southeast. He had been
with the other company since 1990 and had served as Property Manager,
Regional Manager and Divisional Manager. He has served as President
of numerous Home Owners Associations and is actively involved in
both single family and multi-family associations throughout the
Southeast.
He has also been involved with
locating and acquisition of properties for clients, taking properties
from the pre-acquisition stages through acquisition, rehabilitation/upgrade,
management reorganization, long term stabilization and successful
sale of the asset.
Mr. Sauls attended
Florida State University where he majored in accounting and finance.
Further credentials include a Florida real estate brokers license
as well as Georgia, Alabama and a South Carolina Property Manager
in Charge license. He also holds a certificate in Community Association
Management.
Property Manager:
Brianne
Beltz, Property Manager, has been involved in the real estate/property
management industry since 1985. She began as an on-site Resident
Manager and progressed to Assistant General Manager supervising
the operations and renovations and computerization of over 5,000
rental units. Additional responsibilities included reporting to
investors, preparation of prerequisition proformas and compliance
with financing requirements.
A strong service background
and a yearning for people contact brought Brianne back into a hands-on
management position. She enjoys the rewards of assisting owners
and residents achieve their goals. Her extensive background and
knowledge of the Tallahassee area have proven to be successful.
Brianne attended Paul
Smith's College and holds an Associate's Degree in Restaurant and
Hotel Management. She is a founding member of the Capital City Apartment
Association and is actively seeking her Real Estate Salespersons
license.
Maintenance
Supervisor:
Don
Sherry "Maintenance Guru" arrived in Tallahassee 20 years
ago to attend Florida State University. After graduating with a
degree in Criminology, he briefly worked in the Criminal Justice
System. Deciding to pursue different career and personal goals,
Don started to work in the field of maintenance for the Rouse Corporation
at Tallahassee's largest shopping mall. In 198?, Don began to work
in Apartment maintenance during the day and playing music at night
and on weekends. In 1989, Don was married to his lovely wife Lisa.
In 1995, Don and Lisa were blessed with their son, Franklin, who
has become their main focus in life.
In 1991, Don started to work
with Coastal Properties, Inc. at Azalea Place Apartments where Shanna
Williford was the Property Manager. Don was the Maintenance Supervisor
for several years. This was a wonderful community that helped shape
the professional relationship between the two, Shanna and Don. At
this time, Brianne Beltz was a Property Manager at a sister property
and James Sauls was working at the headquarters office of Coastal
Property Services, Inc.
Throughout the next nine years,
working together has provided an opportunity to grow both professionally
and personally. Don has worked hard to create a high standard of
property management maintenance through quality resident services
as well as providing owners with quick response problem solving
and a comprehensive preventative maintenance program. Don's philosophy
has been to employ "Resident Vision" when servicing properties
to promote high renewal rates and create an environment that supports
residents taking an ownership interest in their rental home. Being
a contact to many of the residents creates a tether to the management
team ideal.
Through a team approach, quality management services can be achieved
with satisfaction for residents and owners alike. The goal is to
provide high standards of services at affordable costs to ensure
a successful property investment.
In looking forward
to the many challenges ahead in this new century, Don's vision is
for a bright future on the horizon (except for Seminole opponents).
